• What is Security deposit and why it is collected ?
“Security Deposit” means any payment, fee, deposit or charge to be used for any purpose including recovery of rent defaults, repairing damages caused by the
tenant and any other item as specified in the Tenancy Agreement.
• Who is a Tenant ?
“Tenant” means any person who has the right to use and occupy a rental unit and includes successor to a tenant and a subtenant.
• What do you mean by tenancy agreement ?
“Tenancy Agreement” means an agreement in writing between a landlord and RightHome.in for renting and housing services on agreed terms and conditions.
• What is tenancy period?
“Tenancy period” means the period for which the rental unit/property has been handed over to RightHome.in for housing services.
• How tenancy period is documented ?
Tenancy agreement between Landlord and RightHome.in, shall be in writing and will be registered or notarised with the Notary public and signed jointly by the landlord and RightHome.in in the manner prescribed.
Two copies of the Tenancy Agreement to be made in original, one each for the
landlord and the RightHome.in. Tenancy Agreement shall be as given below:
• Is there is any provision of any change in the terms of tenancy agreement at the later stage ?
In case of any changes in the terms of Tenancy Agreement, the same will be
incorporated in a new Tenancy Agreement, which shall be registered or notarized
as prescribed within thirty days of the changes having occurred.

Subject to any agreement to the contrary, both the landlord and tenant will be
responsible for the respective repairs and maintenance.
In case of common facilities shared among the tenants or with the landlord the

• Tenant must be given original agreement copy signed by both Landlord and tenant must be registered (or) notarized agreement within 15 days of signing the tenancy agreement.
• Landlord must give a receipt for the advance security deposit, advance rent etc.
• A Landlord will be responsible for the repairs and maintenance as agreed in the tenancy agreement.
• A Landlord can enter his rental unit with prior one day notice to the tenant with a specific reason, the day and time of entry.
• The Landlord must provide tenant the property management company, name of the company who can be contacted in relation to the residential tenancy agreement.

Ans. Depending on the area or location the security deposit varies. Under normal conditions 10 months of monthly rental will be demanded.

Ans. Yes.

Ans. No.
4. How much time will the Landlord will take to return the deposit amount after vacating ?
Ans. A landlord has 30 days after the tenant moves out to return the security deposit. If the landlord is going to keep any part of the deposit, an itemized list of deductions with a written description of the damages must also be sent to the tenant by the 30th day.
5. On what basis the monthly rent is fixed ?
Ans. Depending on the amenities and other facilities available the rental is fixed.
